Our role may include reviewing the property, studying its development potential, coordinating preliminary due diligence and discussing a transaction or partnership structure that aligns with the property and the objectives of the owner.
A Flexible, Property-Specific Approach
Every property is different. Zoning, access, utilities, environmental conditions, surrounding land uses, market demand and development costs can all affect what may be possible.
Latitude 98 does not use a one-size-fits-all approach. We begin by understanding:

Submitting a property does not guarantee that Latitude 98 will acquire or develop it. Each opportunity is reviewed based on location, feasibility, project fit and current development priorities.
Potential Landowner Arrangements
Depending on the property and proposed project, Latitude 98 may consider several possible arrangements.
Direct Sale
Latitude 98 may consider purchasing the property directly when the site fits an active acquisition or development strategy.
A direct sale may be appropriate for owners who want a defined transaction and do not wish to remain involved in the future development.
Option Agreement
An option agreement may allow Latitude 98 time to evaluate the property, complete due diligence, or pursue development approvals before deciding whether to purchase it.
The terms and length of any option period would depend on the property and the work required to evaluate the opportunity.
Joint Venture
In some situations, a landowner and Latitude 98 may consider forming a project-specific relationship in which the landowner participates in the development.
The structure, responsibilities, risks and ownership interests would need to be negotiated and documented for the individual project.
Ground Lease
A ground lease may allow a landowner to retain ownership of the land while granting a developer the right to use and improve the property for a defined period.
This type of arrangement may be considered when long-term land ownership is important to the owner and the proposed use supports a lease structure.
Development Partnership
A development partnership may be considered when a landowner wants Latitude 98 to help evaluate, plan, coordinate or execute a project on the property.
Latitude 98’s role could vary based on the opportunity and may include development planning, entitlement coordination, design management, permitting, construction coordination or overall development management.
Seller Financing
Seller financing may be considered in certain transactions when the structure supports the property acquisition and is acceptable to both parties.
Terms would be negotiated individually and may depend on the purchase price, down payment, project timeline and development strategy.
Contribution of Land to a Project
A landowner may consider contributing land to a project rather than selling it through a conventional purchase.
In an appropriate structure, the agreed value of the land may form part of the owner’s contribution to the development. Any such arrangement would require detailed legal, financial and tax review.
These arrangements are examples of structures that may be considered. Latitude 98 does not promise that every structure will be available or appropriate for every property.

Incomplete information will not necessarily prevent an initial review, but additional documentation may be required before Latitude 98 can evaluate the opportunity in detail.
Our Land Evaluation Process
Initial Submission
The landowner or broker submits the property information and available documents.
Preliminary Review
Latitude 98 reviews the location, size, access, zoning, surrounding uses and potential alignment with current development objectives.
Introductory Conversation
When the opportunity appears to warrant additional consideration, we speak with the owner or representative to better understand the property and the owner’s goals.
Feasibility Review
The property may be evaluated for potential use, entitlement requirements, infrastructure, environmental conditions, estimated project scope and overall feasibility.
Structure Discussion
When there is a potential path forward, the parties may discuss a direct acquisition, option, lease, joint venture, development partnership or another suitable arrangement.
Due Diligence and Documentation
Any proposed transaction or partnership remains subject to further due diligence, negotiation, approvals and properly executed legal agreements.
